Move-Out Cleaning Checklist for Utah Renters
In Utah, a landlord has 30 days after you move out to return your deposit or send an itemized list of what they kept and why — and “cleaning charges” headline that list more than anything else. The frustrating part: most deductions are for the same handful of spots, every time, and every one of them is preventable.
Here’s the checklist Utah landlords and property managers actually walk with, room by room.
Kitchen (where deposits go to die)
- Oven, inside. The number-one deduction in the state. Racks, door glass, the drawer beneath.
- Fridge, inside and out — including under the crisper drawers and the top of the unit. Leave it plugged in unless told otherwise.
- Range hood and filter. Degrease both.
- Inside every cabinet and drawer. Crumbs read as “not cleaned.”
- Sink and faucet, descaled — Utah hard water leaves white crust a walkthrough catches instantly.
- Counters, backsplash, floors edge to edge, including under appliances if they roll out.
Bathrooms
- Shower and tub: soap scum and hard-water film off glass and tile. In this state that may be the hardest job on the list — here’s what works.
- Toilet, including the base and behind.
- Exhaust fan cover, dusted.
- Mirror, sink, faucet, polished; drawers and medicine cabinet, emptied and wiped.
Every room
- Baseboards and door frames, wiped.
- Window sills and tracks, vacuumed and wiped — tracks are a favorite inspection spot.
- Blinds, dusted slat by slat.
- Switch plates and door handles, cleaned.
- Closets: shelves wiped, floors vacuumed, hangers gone.
- Walls: scuffs removed gently (a magic eraser, lightly — don’t take the paint off).
- Floors: vacuumed and mopped, edges and corners included.
The ones everyone forgets
- Light fixtures and ceiling fan blades
- Vents and cold-air returns
- The water heater closet / laundry area, including behind the machines
- The garage: swept, cobwebs down, oil spots treated
- Door tracks on sliders and the patio threshold
Do the math before you DIY
A full move-out clean on an average house is honestly a 6-to-10-hour job with supplies you may not own — against a deposit that’s often $1,500 or more, during the most exhausting week you’ll have all year. Some renters take the weekend and do it well. Many start it, run out of moving week, and donate the difference to their landlord.
If you’d rather spend moving week moving, that’s exactly what our move-out cleaning is for: we clean against this same checklist, scheduled around your closing or lease date. (Pricing guide here if you want numbers first, or get a free quote for your actual square footage.)
